Lease Option ?

Hi DG Family,
I have a question I believe I know the answer to it, but would like your input.Lets say I find a Motivated Seller and they agree on a Lease Option, then I do a (sandwich lease) leasing same home to someone else.Then if the person I leased it to lose's their job or whatever and have problems making payment, does it fall back on me to now make that payment??

I need some land to put a house on, CHEAP! It has to be West of I77, exit 25(Highway 73/Sam Furr Rd), down Beatties Ford Road area. I want to move a house to it so more then likely it can't be in a community.

My name is Robbie Rothrock. I'm new to the r/e investment world and see the opportunities out there. I live in Winston Salem nc. My Plan was simple: start at level one bird-dogging, next step wholesaling,next flipping properties and finally rental. I currently run a home remodeling company. This is where i began to see the opportunities. Currently going after fsbo, rental properties and distressed properties. Closing on first property (bird dogging fee) tuesday. Found this property one day when our company was installing windows. Knocking on doors in the neighborhood around our window project we can across this person, who by the way wasn't interested in any remodeling but had a home for sale. Hello my name is Kevin and I live in Charlotte, NC. I would like to get more information on what's in your inventory. Do you have a website with information about the properties on it? Are you the owner of the properties? I am a local investor here and have a couple investing partners for different projects. My first partner right now I am holding properties in and around Charlotte if you would be interested to purchase. 4 properties to be exact, completely rehabbed and off market right now. 1 of the properties is completely done and ready to go and the others will be ready in a week’s time or so. They are phenomenal turnkey investment properties to buy and hold and ROI producing rental properties, Let me know for more details. I would need to talk to the exact buyer for a transaction to take place or if you know someone there could be a finder's fee in place. I also work with a bulk buyer who buys properties all over the country and is looking to purchase 80-100 properties a week. Yes it is a lot so I need to find multiple investors that can suffice these transactions.
