I am asking 11,500 for a property, it's a 3bedroom. Has a dry clean basement. Needs about 5k worth of repair, cost based on you doing the work. That should bring it rent ready. Once fixed houses in that area are selling for about 48k. I will accept seller financing with a deposit of $500, 3 yr term at 8% interest for a monthly payment of $396.11 or 5yr term at 10% interest for a monthly payment of $287.50. If you are interested, please reply to this post. We started some of the rehab work, some walls have been gutted and are ready for drywall, and the bathroom has been mostly gutted as well. The tub is still in there, but the toilet and sink have been removed.Two bedrooms need flooring but the rest just need refinishing. The kitchen needs a stove and refrigerator, and there are also laundry hookups in there. There are a couple of windows that need replaced. A double set of doors is needed for the master bedroom. It could use two or three entry doors as well. The electrical box could use updating, if you know how to do it yourself the box is about $100. If not I can probably have it arranged. The electric will work without updating it, but it does have the old screw in type fuses. There is a small roof over the bathroom that needs a new sheet of plywood and nw shingles but it should cost about $100 to do that. There are two patches in the living room where drywall will need to be cut out and replaced, two squares. Also I believe there is on in the kitchen that needs it as well. The rest of the roof was already redone before we got it. The water heater and furnace are both in the basement. My plans were to fix it and sell to a buyer or tenant buyer, but it can be rented out for about 700-750 a month no problem. It's near enough to the stores to walk, and the train station is not too far. There is a home daycare down the street and a church across the street. The neighbors are friendly, and the neighborhood is diverse. Due to lack of funds to do the repairs we have decided to sell. The title will be quick deeded once the loan os paid off. I have worked out the financing so each monthly payment will come off the balance, so in the 3 or 5 years it will be completely paid off.
