Do I need FINANCING for assigning contracts?

Do I need FINANCING for assigning contracts?

Is it true that i need financing for Assignment of Contracts, as well as checking my credit? Because several Real Estate agents have told me this. I get worried because I am so determined and so far I have business cards, a website and my 1-800 recorded message. I've went so far to get discouraged. Anny comments?

No, you don't need financing for assignments...You aren't actually buying anything...Assignments, you may need a proof of funds letter, just so the listing agents and/or the seller take you more seriously...You can go to coastal-funding.com and print off a proof of funds...They send it right to your email, you print, and you got your proof of funds...

Assignments, all you need is to lock up a property, and pass it off to another investor, or whomever...Cash buyers are the best to pass it off too.

No credit! You may need earnest money, but if you do it right, you can set up the contract for the earnest money to be paid after a certain amount of time, and you collect the money from the investor you are passing it off to and use that as your earnest money...

Hope that makes sense...Sounds complicated, but once you get going, you will understand more...

Just spend a bunch of time on here, re reading, and ACTUALLY DOING...And you will be all set...

Alot of agents are not aware of Deans strategy. There way of thinking is from a whole different angle. So it's east for them to try to discourage you. They feel threaten. So it is important to stand up to them. Keep searching intil you find the right agent. You'll know when they are right, because they will see it as a win/win for all parties involved. I am new at this too and so far every thing I have tried or the people I have talked to are so negative. It does make it hard to keep going to the next step if you cant get past the first one, but you have goals don't you? You need to keep trying, get more info from the internet. Find a real estate person that you feel at ease with to ask your questions. Thats what Im going to do tomarrow, I will stay positive ....Diane

From what I can read, alot of members are searching on line for agents. By emailng them and asking are they wiiling to do short sales and so forth. Tey seem to be getting a great response. Maybe try this technique. When you can't go thru the front door. You go around back and knock harder! Much success..........Lubertha

Another thing about assigning contracts.

Is it getting late to do them because the economy is getting better? I mean this strategy is only for a down economy right?


Assignments

There's alway's someone who needs to get out of their home quick. Maybe it's a divorce or they lost their job, a parent beomes ill and can't take care of two mortgages. The market is still flooded with seller's. Maybe they can't sit on a house for 3 months waiting for a realtor to sell. Or even worse, try to sell on their own. From what I see and hear. There is a whole new strand of foreclosures coming. Not just these ARM. Alot of people with fixed rate mortgages are suffering. The strategy will work regardless of the economy getting better. Finding a mortgage broker for assigning contracts.

By the way, thank you for the advice Marc, Lubertha and Diane!!How can i find a mortgage broker? I know it sounds like a dull question but i cannot even find a real estate agent that fits my needs! It says on Dean's new book that trough a real estate agent you can find a mortgage broker. Most real estate agents expect to work with traditional, retail and big shot investors and obviously im not one at this moment. Finding the right agent is the only thing i am lacking at this time.ANY SUGGESTIONS INVESTORS???

Agents can be tough. My suggestion would be to go on line and email them with your requests. You might try looking in the free home ads magazine and look for the agents that advertise forelosure homes. And then approach them. They are already familiar with foreclosures so it would be to their advantage also to work with you. Maybe look into a smaller agency. Try working with new agents. New real estate agents are more eager to work with any deal. I think for the most part it's just showing them the advantage of this technique. How you both could benefit. Not just from foreclosures. Commercial Properties.

Can you assign contracts with commercial properties? just curious. Or is it more complex?

as far as I know

as long as you have and/or assigns, you can assign anything...I believe you can even assign a car that you plan on buying...Banks assign there properties to other banks too...Lot of people don't know that...Or realize it is taking place...

I don't think it is more complex...As long as you have your out clauses and and/or assigns, you should be good...

try and go thru your real estate investing club. it's a great resource. there are several real estate agents and mortgage brokers that go to mine in my area. my investing club is strong on wholesaling and assignments. If you network the right way, you could probably find what you are looking for. Remember that Matt Larson says that word of mouth is the best way to find what you need in Profit from Real Estate now. First, I would like to Thank Dean Graziosi, and his staff for putting together such an Awesome Forum to enable his students a place in which to Network together.

My name is Gerard, and I just so happen to be in Southern California.
For those of you that are interested in speaking with a REA....... just be sure that it's a win/win transaction for everyone involved. I don't see any one turning away a good deal just as long as they are reasonable, and are within the realm of the Law so to speak.

I think that the problems and/or misconceptions that some Investors may encounter when working with REA is that what is being suggested from an Investors point of view, may be considered to be unethical to some degree from a Realtors perspective. As quite as it's kept.
But that is somewhat to be expected, I would think, when the REA are having to play by a whole new set of rules. Whereas, their Brokers, and the DRE (Department of Real Estate) sort of dictate the set of Rules that they being (REA) must play by.

But I am new to this arena, and I am looking forward to you all teaching me, and of course educating me in the ways of being an Investor, according to the teachings of Mr. Dean Graziosi's systems.
