Interviewing Realtor

I know that this topic is discussed in Deans book and it gives us some basic questions for interviewing a Realtor. Well tomorrow I have what appears to be shining star(no pun intended Matt) of a Realtor. From just his(Realtor) responses alone from the ad I placed on craigslist advertising for a good Realtor, makes me want him on my team already. My question is, what else should I say to him? Should I dress formally, or just semi-formal for the interview(even though it's his interview and not mine)? Or should I just go casual, but conduct myself professionally? I'd appreciate all feedback on others first interview.

Hi Maimillionalpha,

Congratulation on your progress! I would dress casually. Not so formal. What ever you are relaxed in. Shirt, pants etc. No one wants to be uncomfortable You know they say you never get a chance to make a first impression. I would be straight forth to him or her as to what My needs are. Have they been successful with these techniques? Are they willing to work with you submitting alot of low offers? Be prepared for the negative critism they sometimes bring. Stay in control of the interview. Your interviewing him or her for your needs. Don't allow them to tell you why it won't work! Your looking for someone who's going to work at your pace. Thank you Lubertha for you input and advice. I will stay in control of the interview and won't listen to too much negativity(if any) coming from him. Well, wish me luck with this being the Realtor for me,I'm off to the races now.

Well it seems the interview went well. Actually it went much better than I thought it would go. Seems that I've scored a tri-fecta with one interview. Seemed like I went to interview someone with a small team of
Realtors who tried(keyword is "tried")to control the interview. The only thing is is that they really weren't negative like you hear so much about in these cases. They are all young(mid 20's)and have been in the business for about 4yrs(all except the one I went to interview. He's fairly new to this but is working with the other two to learn the ropes. I feel that being that this is a learning experience, why not work with someone else that's learning also.

Questions about bidding on REO's

I have a listing(several actually) of properties in my surrounding area that were recently sent over to me from my new agent. My question is this...Exactly how would I submit my offer for a particular property to this agent...(a)Would I print out my proof of funds, copy the listing number of the home(s) that I'm interested in bidding on and email/fax them over to him to place those bids for me? (b)Do I just print as many proof of funds letters for the various bids that I'm going to do and take/fax those over to him? Any help would be great. Thank!Eye-wink

Every state is different about submitting offers. I have my agent do it verbally. Then she has a copy of my check for earnest money, which she fills out when/if needed. I use coastal for proof of funds when I have specific property in mind. You don't need proof of funds until the offer is accepted.

Taking offers in person might have a better impression. I would also ask that the agent take the offer in person. People like to see things in black and white. It sometimes is very easy to say no over the phone. Continued success......Lubertha

Submitting Offers

Yes you're right Yuri. Every state is different when it comes to submitting offers. I'm not originally from Pennsylvania and have no in-depth knowledge about how exactly this state works. Haven't ever done any real estate investing before getting Deans book(Profit From Real Estate Right Now!) just over a month ago. But I am learning fast from the knowledge that all of you guys here are giving me(as well as from the book). So, I just present to my agent a blank check with just my signature on it for "Earnest Money"? Now what if I don't/can't afford to use any of my money right now as "Earnest Money"? Then should I get one of my buyers to put up the earnest money instead and if so, exactly how would we go about doing that? Would he(buyer)make out a check to me for the "Earnest Money" and then I give my agent my blank check to later be filled out by him for the "Earnest Money"?

So you're saying that I should have my agent take the "Proof Of Funds" letter with the offer?

Offer

You don't need to show proof of funds until most offers are accepted. What I was trying to say is that by the agent being present. She or he can handle any doubt that the seller may have. She or he is tangible. It is so easy to say no on the phone. Presence is powerful. Hope this helps! Much success.............Lubertha

That earnest money check will not be asked for until the seller signs the agreement. Earnest money can be as much or as little as 100 bucks, depending on the state. Speak to your agent about that.
As far as prrof of funds, you won't need it until the offer is accepted and they generally ask for proof of funds then. SO you don't actually have to worry about it until you get the offer accepted. Usually proof of funds is expected within a day or so, but if your agent is good, he/she can stall them for few extra days.
