Buying question

The house next to the one I'm renting is going to be sold at an auction. Does that mean the home has been foreclosed? Is it possible to buy it of find a buyer for it before the auction date?

There are realtors who auction too for sellers. Check your county's website to see if it is on the sheriff sale list.

whatever county you live in and the words "real estate county" and perhaps auditor and you should be led to a list that incudes the ACTUAL the county website, then look for the sheriff's tab and then once you are there, see if you can find anything related to foreclosures.

you can call the county

you can call the county office and they can tell you when they have auctions going on. Be sure to have specific time when the auction is going to take place when you get there at Arizona. You should be able to get more than enough list for what you need. But instead of going to a sherrif sale why not try talking to agents around you. that is what I did and I cant believe the prices I am getting . It is almost impossible to ever think houses will be this cheap. so try talking to an agent I would advice but if you insist to get the list go ahead and call the county and ask for date, time and place for auction. Yes it has been foreclosed upon and that is why it is going through auction. I would not advice you go to the auction but if you insist make sure you make a wise decision before payment. Auctions may require you to pay a downpayment and close in 30 days and failure to do that will result in you loosing your payment.
If you want that house most cases the houses goes back to the lender. It would be great talking to a realtor in your area about it. Hope this helps


Seeking direction on possible assignment.

Hello, I am new to the DG Family. I have finished reading my book and boy am I excited. I have taken the steps to find a possible buyer of properties that I locate. He gave me a descrition of what he is looking for. I may have even came across a "diamond in the rough". I just don't know what to do now.

I have researched the property, It is located in Delaware, it is a 1225 sqft home that sits on a lot with the dimensions 119x125. Here's the thing, the home is totally worthless, but the land is very valuable. I have the owners info, tax info,last sale history,comps etc. He is selling the home and lot for $75,000. The Zestimate of the property is $168,000. He is seeking to do a quick closing. Is this property a good property to assign? The properties that recently sold in this area, sold between $185,000-$198,500.

Could someone please advise, thanks

In Maricopa County, the notices of auction are posted on the County Recorders Website(www.recorder.maricopa.gov/recdocdata/). In most cases the Lender will be buying the property back for more than it is worth. Then they will usually list it with a Realtor. Give the address to a Realtor, and they can research the value for you, and probably give you the name of the owner. You may be able to negotiate a "short sale" with the lender before the auction. You would need to talk to the owner, to set this up.
