I thought I would post what I am doing that might help some of you new people. With all the foreclosures and short sales that are out there...the goverment really has its hands full. I am now without a drivers license and totally move around on my bicycle...thus they call me the Bicycle Investor. I look up different web sites like homepath.com, VA.gov, and others. If I find a property that fits my price range I use Dean's Real Estate Analysis System under student resources. I put in the address and it gives me a value for that property. For example I fou nd one last week with a value of $237,002. It was listed on homepath.com for $44,900...that seems like a good deal to me. I then go to google.com. Up in the top left it shows maps which I click on. From there you type in the address and the satellite homes in on that property. Suddenly you are looking at the property you are interested in. You click the arrows left it shows the property next door. A couple more clicks it shows you the property across the street. You get a feel for the neighborhood without having to drive there. You can see if the neighborhood is improving or going down hill without wasting your time and gas going there. If the value is there I make a visit! Hope that helps!
