Good day my fellow dgers I would like to know more about how the whole management company works like how do you determine how much they get pain and then do they take care of evictions etc, I just want a run down of the pros and cons of using a management company thanks in advance..

I believe on Kenway Properties. Really a good management company. Recently I bought a home with all facilities through them within reasonable price, I am totally satisfied with them.
You can usually expect your property manager to do the following:
1. Screen your tenants.
2. Collect your rents.
3. Oversee any work on the property.
4. Inspect the property.
5. Provide you mothly reports and funds.
6. Handle evictions as needed.
What you should do:
1. Make a short monthly call to the manager.
2. Call the tenant a couple of times a year.
3. Visit the property yearly if possible.
4. Keep good records.
These lists are not all inclusive, but should get you off to a good start.
