yes DO NOT BE AFRAID to ASK your realtor to take a note on their commission!! i have waited for a while to ask the ? and the answer came back YES!!!if you are a newbie as myself included and you may be working on a lease option/rent to own dont let a property that is listed with a realtor shy you away .as it has been said many times on this site lease options are a great way to start out with little or no $$$$ down.you dont know until you ask. or ask and you shall recieve. this case in point also should remind you to interview 5-10 realtors and ask about the commission in a note in your interview.if you have had any success in working with a realtor on a commissioned note LETS HEAR ABOUT IT!!!

Hello, My name is Ivory Wilder. The most interesting thing happened to me. Three weeks ago I was channel surfing. With $66 to my name, I was in a depressed and desperate state of mind. My job cut back on my hours, so I am now only working part-time. I'm thinking to myself that I need a change in my career and in life. Then I see dean Graziosi on t.v. I looked at the program and became excited just about making money in real estate. I am only on chapter 5, but am ready to a step forward into purchasing a foreclosed home. I am asking for some advise for someone like me who has no money and new to real estate, where do I start. How can I purchase a home with no money down. I will thank you for your responses.
congratulations on purchasing deans book and beginning to read and absorb all the valuable teachings in there!! read,read,study study all that is in his books AND get on this site as often as you can .you will be glad to know everything you now have is at your fingertips to learn how to make $ even with no $ down.if you look at the home page right over where it says search/enter with the magnify glass you can enter any subject you may want to know about .

I do this rutenally.whether I am selling or buying.If I am selling I ask for a year or more I pay interest to the Rea hopefully at less than the bank charges Then I invest that money in more RE If I am buying on a LO I get the commission defered tell I exeercize my option that way the seller has nothing out of pocket.

I've been hearing a lot about Lease Options, but don't know what they are. Can anyone give me a simplified explanation of what a Lease Option is and how it works with little or no money?
They are taught in Deans books and In the courses at the acadamy

a lease option is what it states/you are leasing or renting the property with the option to buy it at the agreed amount and agreed upon time frame. another term is rent to own.there are many ways to obtain property with no money down.
i just sold an empty lot that is approx 1/4 acre for no money down to buyer. i wanted 5-7000 cash for it if i could get it,after a couple weeks the person that i sold my first deal to asked to purchase the vacant land with no $ down so we agreed to a payment that they could afford which was approx 176 per mnth for 7 yrs at 9 %. it was a win win situation for both of us .so there are no $ down deals out there YOU just have to look and ASK!!
