OfflineHow does one find how a property is zoned. Am looking at a duples with 8/2, but heard through the grapvine that it is only "zoned" for 3 renters. Where do I find that info? The Prop Tax info from the county says it's a "residential two unit" non-homestead but doesn't say how it's zoned. Thanks in advance for your help

Use your County/Property Assessor's site, they'll have the zoning information for the property shown on it's report.

I make contact directly with a person at the zoning department. Once you have a "human" keep there number and call directly everytime you have a question. I just called my guy the other day while I was still in negotiations over a property. The garage needed work. The price was pretty close for a complete tear down & re-build or to repair the exsisting structure (it needed everything).
Anyhow, my original plans were to tear down and rebuild. I called my zoning contact. Come to find out, do to new zoning laws there was a good chance I would not get a varience for a rebuild (with the new garage being put in the same place). This was because of newer set back laws of four feet from alley ways and there was no where to go due to a retaining wall.
However, I can totally repair it were the exsisting structure is (slab, roof and re-support the walls) and not need to get a variences. Problem solved with one call! I am leaving where it is and fixing the old one.
I found the phone number for zoning on the county page. Don't hesitate to get all your info before hand whenever possible, it can save lots of time, headaches and $$$...GOOD LUCK!!
