"For Rent" script question

I know calling "for rent" ads is a great way to find buyers and sellers. I have found Both by doing so.

I know Matt Larson has a script that he goes by when calling these, and I've used the jist of it for myself.

I'm still uncomfortable calling these-I know working through fears is important. I'm trying to not over think things-a common hurdle for me.

I also feel but probably shouldn't that I should explain myself. For example: I call a for rent ad. I find out that the house is for rent and for sale. What should I include in my "30 sec." pitch? Do I say that I am a wholesaler ? I would think sellers would have a negative cogitation with that as well as an investor? I usually tell whoever I'm talking to that I'm not actually looking to rent.

Any help would be great! Do you guys call yourselves different things as you figuring out who you're talking to? Consultant/investor/wholesaler/etc.

I know I'm over thinking this and I know that I'll figure this out myself eventually. But hey, if I can speed up the process from learning from you guys, all the better. Thanks so much!

If they say they will sell instead of rent, I ask them what they want to get out of the place. Sometimes they will have a number, sometimes they ask "what will you give me"?
I tell them I buy and sell houses. I will look (I have to see the place to make an offer) at theirs and will make an offer that will work for me. I do this to make money so I will not offer what the owner/occupant buyer would. If they want to retail the house I will refer them to my great agent. They can say yes or no to my offer. No problems!

Keep it simple, all conversations and sellers are different. Just ask if they are interested in selling instead of renting. If they say they will sell, set up a time to look at the place or refer them to your realtor if they are asking too much and want to list the property. Phone call over!! K.I.S.S.!!!

I am doing this now too

If the sign say for rent; I call and say do you only want to rent or where you also looking to sell. I explain that I know that some people actually wanted to sell their homes and because of the market they were not able to. If they are only renting, then they will say so. In fact a man today told me he understood. If they want to sell they are probably very happy that you have called. I am finding that practice makes things go smoother.

Thank you both for responding. Yay for more gold nuggets! I didn't think about sending them to my realtor. If they really wanted to sell, wouldn't they already have gone to a realtor? I'm interested in the lease/option route as well as wholesaling. I imagine that if they couldn't accept my offer, we could work out some terms.

In regards to going to their place before placing an offer...the area I picked is about 1 1/2 hours away from me. For various reasons I picked this area and now have a few buyers for this area. I can't just hop down there though to make offers. Any ideas in regards to making offers with FSBO when they're some distance away? Thanks

You never know why people do what they do. Sure you or I may have already listed but you may be the first person to give the seller the motivation or idea to do so. It doesn't hurt to ask if they are already working with a great agent does it?

What if the place has structural issues? Needs a roof or a furnace or a total remodel? How can you just guess from 1 1/2 hours away? I know people that drove 4 hours one way over the weekend to do remodeling work themselves and then back to the 9 to 5 for the week! If you can't see the properties you need some one on the ground that knows what they are doing to look at the place first. A contractor, agent, fellow investor?? You need a team on the ground when doing long distance investing I think.

To me, and this is just my opinion, offering on properties sight unseen is a little risky. You could offer so low that all unforeseen problems could be paid for but I don't think you will get many offers accepted that way.

If you want to lease option then when the seller says he will sell ask if he needs his cash now or will take payments. If he says cash that does away with chasing the L/O. Move to your wholesaling strategy.

Good point about referring them to a realtor.

Making offers sight unseen is risky. I haven't actually gotten far enough into the process to offer on FSBO homes. How to go about making offers on these (with my distance issue) haven't actually crossed my mind.

I figure getting out of the process as much as possible is the best option as eventually won't even be in this state as all. We want to move closer to our parents. I supppose then that networking with a contractor or another investor would be the way to go.
