I finally have a seller or rather an investor retiree/divorcee who doesnt mind me wholesaling his properties...I smell a deal on the way...this guy has 10 properties that he wants to sell profit margin, 65k-78k, price 400k, still trying to figure out what to offer to give my buyers at least 30% off did i mention all are rehabbed, some light cos...not bad, if get the deal....glad i rounded up buyers that buy in bulk... Smiling

Find the accurate ARV comps on the house.

Figure 65% of that.

Subtract the estimated repairs from the 65%.

Subtract your fee.

Example: $400,000 ARV

65% 260,000
-repairs 10,000 =250,000
- your fee 10,000=240,000 Your offer

That is what you can offer.

Do not get confused over what he says he has to make, etc. That does not matter to your offer. Your numbers have to work for you. Present your offer to him and if he can't go with that, you have a little bit of play by offering the 65% where you can go to the 70% numbers to still give your buyers their spread.

Does that make sense?
