Ok, a duplex,arv 91000, asking price 55000,rehab 10000,and I just put in a verble offer of 30000 with a 60 day contract and my realtor thinks the sellers will take it. And she just put me onto another duplex the owners want to unload. wish me luck.

Ed, that is great! This is when it starts to really be fun! Making offers and finding the "diamonds in the rough". It sounds like you have a good agent that is not afraid to make aggressive offers.

Ok, I got an Email from my realtor and I got a counter offer of 43,000 and I told her to write up the contract and I would sighn it. This is better than I expected, I figurd I could make it work at 48,000. I all ready sent out about 12 Emails to my buyers. We will see what happens'

if you have your buyers lined up already, you sure can have the confidence to make those aggressive offers! and sounds like you got yourself a great agent too!

How did you're first offer turn out? It's been a few months. Have you made more offers? Any luck?
Keep going! Remember, you'll most likely need to make several offers to get 1 under contract.

I'm sorry guys I haven't been on for a while, The deal fell through and I lost my RE agent too. So I'v been a little down on myself, but I didn't give up. Then a lady called me and wanted, no, begged me to short sale her house for her. I told I wasn't able to do a buy and hold and didn't have a buyer for it. But she was vary persistant so I through the bank a rediculusly low offer to buy her some time. I posted it on craigs list just for the hell of it, and then tonight I got a call from an other Dean student who loves preforclosers and is going to parner with me to get the deal done. Right now I am litterly trembling with excitement Because after 3 years of letdowns this is my first real buyer. I don't know what to do with myself I'm so excited. If this deal goes through it will all be worth it. Thank you Dean, and DG fam.

the victory comes from not giving up when you're faced with obstacles! You need to re-read DG's book Totally Fulfilled; it's a book that you can read a few pages every day, and it will help you stay motivated during the difficult times.
Keep looking at your obstacles as challenges, and keep looking for ways to get through those challenges.
