I recently read an article about Richard Montanez. He was the janitor at a Cheetos factory in the 1970’s. There was a batch of Cheetos that didn’t receive the cheese flavoring like normal. He took the flavorless Cheetos home and tried a few different flavorings on them one of which was chili powder. His friends and coworkers loved his new concoction.
After some encouragement and thought he decided to overcome his fears and pitch the idea to the executives at the company. This “janitor” didn’t even own a tie but he spent what little money he had on a suit and tie. He borrowed a book from the library on marketing and formulated a plan. The CEO got wind of the idea and invited Richard to pitch the idea to him personally.
With a nervousness about him he pitched the idea to the CEO of Cheetos. The CEO loved it and thus the “Flamin Hot” Cheetos flavoring was born. Today, this is currently one of the hottest selling products at Frito Lay.
Richard Montanez skyrocketed to an executive level and now travels the world on a jet doing the work of Frito Lay. This “janitor” attributes his success to his PhD-poor, hungry and desperate. Think about everything Richard had to overcome to gain success. He invented a new product, he faced the most powerful person in his company, and from this his life has never been the same.
Sometimes in real estate we need to get a little desperate, maybe get a little hungry before it motivates us to take action. Most new investors don’t have a ton of money to go out and buy investment properties from the beginning. Therefore, we need to use our PhD to be successful. Desperation can be a GREAT motivation. I don’t want you to wallow in fear and pity. Use that desperation to motivate you to make changes in your life.
One final thought, Richard says, “There’s no such thing as a “janitor” as long as you act like a CEO.”

I like the message of this article. It sometimes takes a little failure, or market change, or recession, or other obstacle to create an atmosphere where you become poor, hungry and desperate. Too often when everything is going well we rest on our laurels and don't creatively think of new ways to make money and be successful. I enjoy investing in building high end homes but when this last recession hit, the multi-million dollar spec house project I was involved in lost 40% of its value and all its profit. This caused me to become equity poor and desperate to find another way to make money. The recession presented opportunities in thousands of low end foreclosures that could be rehabbed and rented cheaply for a great return which is exactly what my investors and I did once we stopped living in the past and became hungry enough to look for new creative ways to invest. If what you are doing isn’t working, look for new opportunities in today’s market.
