tax sales in Pennsylvania--HELP!!

Currently I am in PA caring for an ill child and happened to stumble into tax sale auctions in the area. Here in the area where my daughter lives, they have two(2) auctions and one of those is coming up in mid-December. The minimum bid on a property is $750, though there are some properties that are subject to being started out at a higher bid. My question is this: how do I take advantage of purchasing a property at one of these sales WITHOUT using my own money? I tried to save up in order to be able to participate but I am not so sure that I have enough to really get the property. Plus I attended the auction last year to get a feel for the process and one of the stipulations set forth is that you have roughly ONE HOUR to pay for the property before it goes back into the auction process. Any suggestions? Thanks in advance!!

Well in Penn they have 3 different type of tax sales. so first off do you know what kind it is? Upset sale, judicial sale and repository sale.
The reason I ask is because depending on the type of sale the rules will change.
There really is no way to buy a tax property without any money. You will have to have money to get those properties. Either yours or someone you knows money.
The good thing is you can get properties super cheap with tax sales.
if you want something super cheap you can look at repositories properties because those are the left overs that did not sale at the auction and you can get them very cheap.

thank you for the information regarding the tax sale...if I remember correctly, it is a judicial tax sale. And now that you bring it up, what are the differences between the three types of sales? And which one would be the best one for me to get started with?

With an Upset sale the properties is not going to sold free and clear. So liens could stay attached on the property after those sales.

With a Judicial sale they are actually guaranteed that they come free and clear. So these would defiantly be an option that I would recommend.

With Repository sales they are just left over. You buy them through the mail or by walking in and paying them. They will also be free and clear because in order for them to get this far they had to go through the Judicial sale.

The Judiucial Tax sale is Monday Dec. 10th You will need to put down 10% and Balance Due By 3:30 that same day.

I also have some Lease options available in the Kennett Square area.

I will be attending the sale so maybe we can get together?

for the explanation of the differences in the three types of sales, erosquist1. I guess the best thing would be for me to attend the auction just like I did last year and make a note of the properties that do not sell and then make an offer for those properties after the 1st of the year maybe? That is unless there are better options out there on the horizon for me! And the weird thing is that I had a dream about one of the properties on the listing! Dreamed that I went thru the house and was making notes about things that were good and things that needed repair in the house!! Funny huh?

I do have residency in Alabama--but at the moment, I am in Pennsylvania caring for my oldest daughter who is ill. I have been in PA for almost two years now but I have plans to return to Alabama as soon as my daughter is better. Besides, is there a rule that says I can't have property interests in TWO states?!

good ideas

yeah I would recommend that you go to the auction and see how it works. What you can do is see what properties dont get sold and then you can try to buy those from the county NOT the owner.
Also something that might be good to try is when you see auctions coming up you might be able to just track down the owner and try to buy the properties directly from them instead of the auction. One thing that I do to find motivated seller is target people loosing properties to tax sales.

for the well wishes...she will be undergoing surgery Tuesday morning for her dialysis (she is diabetic and now needs to undergo dialysis)...a apparatus implanted in her arm. Hopefully after this things will be on the upswing...
