So in the realm of tax sales both liens and deeds you will come across properties that do not have a SFH on them or are not of a building shape.
Are these destined for not being purchased just because they are not the perfect shape?

Many of these options, however, will require a sizable amount of land which could hence be sold as a viable building site. For example, if you have a parcel that is large enough to support development into a flea market then you would have a viable commercial site.

I do like the idea of farming coops. These are becoming more attractive especially in metro areas and large multi-family complexes. Additionally, the garden site rental would be a good way to use a lot that does not meet minimal building requirements.

In some areas you could consider developing into a housing tract and you would be able to get get some great profit potential.
If the land is not zoned for residential this is were you can employ other techniques and strategies.
A parcel of land that is in a shape that will not allow a home to be built is a great example of when to use some of these techniques.
This also provides you with an opportunity to network with other investors and business owners in the area.
You might be surprised what some people will do with a small piece of land.
As you come across properties like this, it can help to research groups that are looking to reuse or use land for growth purposes.
