Here's what Joe's looking for:
$2-$10m partnership - the money would be used to purchase tax sale properties and mortgage company foreclosures.
The properties purchased would be located in South Bend Indiana and several communities surrounding South Bend.
They will NOT purchase properties in "bad" neighborhoods or "war zones". The commissioners sale is coming up in March, so we would need to have funding in place by the end of the month.
Profits would be a 50/50 split.

Joe will:
Research the properties
Buy the properties
Rehab them
Rent them
Manage them

The investor will not incur fees of any kind.In other words, they will manage the properties for free and other fees that come up, will be paid by Joe and his team. The only costs the investor would incur would be maintenance and that would be split.
Joe wants to use the funds for a period of 4-5 years.
There would be a 50/50 split on the rental income and the back end sale of the properties.
If the economy improves dramatically within the next 3 years, it's possible that the properties may be sold prior to the 4-5 year period.

Joe has been in business for over 9 years and currently manages over 361 properties in the South Bend area. He would like to meet with investors and present his business plan.
