Help-How to write a Bird-Dog report.

Hi all, So im working with a member from here and im starting to bird dog for him here in Brooklyn,ny

I sent him info on a distressed property that i found, i dont think that he was too happy as he had to email/text me a few times back for some more info.

I want to see if any members could help me out to improve my reports on bird doging,

this is what i typically do when i find something worth looking into...

1) I first go on PropertyShark.com and see any info they have on that property

2) then i go to nyc-property-values.findthedata.org

3)and finally end it with Loop.com

any pointers/advice would be great, even an example of a good report would be great too, thanks everyone!!!

Hello Irvin,

Maybe I can help you some. Check out Total View available under
Student Resources on the left it is a very good tool to use with
your other tools. As to What to put in a bird-dog report most
people have some different criteria, this would be a good basic
report.

1. Asking Price
2. Property Value
3. Repair Costs
4. Repair Details
5. Mortgage Balance (if there is one)
6. Mortgage Payments (if there is any)
7. Reason Why the seller is selling (important)
8. Comps in Area
9. PHOTO'S (very important)
10. Full Address and contact info of current owner

This should keep questions to a minimum. I hope this helps!

Thank you very much dwman, the info is great for a starting point, now obtaining the information is another Challenge.

from the websitese that i have posted, could i in fact get all the information that you posted and more? or will more be required,such as calling,foot work etc...

Hi Bird-dog

I find that many bird-dogs over inflate the information provided. For example: cost may be too much, for the repairs needed...and repairs are under true cost...then the ARV is not correct...

An actual good bird-dog can do several things. Find the property and get paid for it, and let the investor negotiate the deal...or they will negotiate the entire deal for the buyer...and then present the deal.

I believe that if you provide true information, pictures, and data,,,that the seller will communicate interest faster...without having to sift through half truths.

just ask the "member" on here you're bird dogging for what info they want and how they want it...
