Anybody know of any Friendly Investor Title Co.

I realize this is an old post, but it is a good question in reference to finding a nationwide investor friendly title company. In New York and other states on the east coast a closing will go through an attorney.

It is important to realize that doing an Assignments of Contract is legal in all states HOWEVER that doesn’t mean all title companies will do them.
Many of them won’t do them because they don’t know how or the office manager prefers not to do them.

Below are some companies that work nationwide and we have had many students work with them when closing on a deal;

Old Republic National Title Insurance Company
Stewart Title

You can also attend a real estate investment club in your area and get a referral for a title company, along with building up your buyer’s list.

It’s also just as easy to contact local title companies or real estate attorneys and tell them that you have a property under contract in your name and when you close on the property you might have your business buy the property or have one of your investors close on the deal.
This is a very subtle way to find out if they will be able to assist you in doing an assignment. If they don’t understand what you mean…be direct and ask them if they’ll do an assignment of contact.

Clear Title America...have never used them, just know of them.

Chicago title is a nationwide company and my students and I have generally had success with using them to do deals.
Cant promise they will all be good but had been good in the past.

Another thing you can do it get recommendations from other people in your network. Usually in this business we are networking with investors or other real estate professionals. From them you can get great people to work with that can do things creatively. Not only title companies but lots of other people for your power team.
