for getting comparable sales data. Ideally if you have access to the mls through a real estate agent use that as your best, most up to date source for comparable sales. If you cannot get mls comps then totalviewrealestate as well as trulia and zillow are good sources to use for obtaining comps.

In addition to the sites listed above, Realtor.com will give you a high, medium and low assessed value of the property you are looking at. All of these are great suggestions and are a good source for comparables in the beginning. I would suggest using a mix of all of them to get your comps. That way you aren’t relying on 1 specific source, but taping into all of them that are available. Keep in mind that when it comes to getting the most accurate numbers these will always come from a realtor.

Compare Online sources to actual comps

One way to determine which online sources for value are the most accurate in your area is to get mls comps for 2-3 properties and then use those comps to get an arv for the 2-3 properties. Once you have that info compare that to all of the online valuation sites to see which one is the most accurate in your area. For instance if I did that and total view real estate was the most accurate but was consistently 5% higher than the mls comps arv I could use total view as a quick and dirty way to get an arv by just taking off 5%.
