Hi Everyone!
I need a little help here. I understand the formula for putting in offers but have a problem knowing how to find the REO COMPS as easily as I do the ARV COMPS.
I also am having a heck of a time getting a realtor or broker on board to make multiple low offers. It was suggested that I go directly to the listing agents to make them. This seems like it would take a lot of time.
Any suggestions?

REO Comps are going to be found on your local MLS service which are accessed by licensed and due paying members. Some MLS will allow access to the sold data for a price so you may want to look into it.
I have heard of some wholesalers who prepare their own written offers and then give them to the agents to have them submit them. In that way, they do not have to "waste" their time preparing unacceptable low ball offers.
You will have to just keep searching for that Star Agent! I went through 5 agents just to have found my Star Agent. She now puts in 10-15 offers a week for me without any questions. She also pushes the other agents to go with our offers when there is a multiple offer situation. She is Great! You will find that go-getter agent that wants to work with you.
I just have my realtor give me a list of all REO's sold within the last 90 days to find the comps for REO's.
