I have a lady that supposedly bought a house with her husband for just 3K and it was a QCDS deed. Then it went from them to a LLC as a CLWDS deed? NOt sure what this is? Then the owners had a cancellation deed done. It is still under their name, but what then is the cancellation deed? Do I need to call downtown or does someone here know? Thanks Tammy

as their are so many people quit claiming their rights to this particular piece of property and calling the support tells me that it looks like a tangled mess, and the only real way to know is to do the title search.

A QCDS is a Quit Claim deed. A Quit Claim only transfers the legal interests of one party to the other. I could recorde a QC from me to you for the Empire State building. But since I own a 0% interest, that is what you would now own after receiving the QC.
A CL is a Construction Deed of Trust
A WD is a Warranty Deed. But I am not sure if you can put those two together.
Either way, the cancellation deed most likely cancelled the CLWD though you will have to pull up the deed to make sure.
The only way to really know what is going on is to go down to the Register of Deeds office and have them pull the deeds. Another option is to pay around a $100 for a title search.
