How to find the right REA/ What to ask them.

Hey guys! I just recently signed up, hence the lame/boring profile. I'll try to jazz it up ASAP. I have a question for those of you who can help, though. Now I know we need a good real estate attorney to close deals, my question is how exactly would I go about finding one? Google: "Real estate attorney/ my county"? Once I get my list of possible attorneys and begin calling, what specifically am I asking them? If they're familiar with double closings and assigning contracts? What else? I'd hate to waste their time by calling them up without a script in hand. I'm sure you all understand. Oh and one more thing... You guys arent making sit-down appointments to see these attorneys are you? Most are pretty busy. Are you talking to them over the phone for the most part? Alright, i'm done rambling. When approaching a real estate attorney I would want to know the first and foremost answer to the famous question - how much will it cost to use you? Fees are what we need to be focused on. Will they give an initial free consultation where you could in fact sit down and interview them on their knowledge of what you are interested in doing in real estate now and in the future. Possibly you are starting out and can only do assignments - you should find out if they have ever heard of this technique being used, if they haven't, could you explain it to them? Can they perform a real estate closing, conduct a title search? Not all attorneys specialize in real estate. Do they understand how to create notes for seller financing and a security instrument. These are all great questions for an attorney - personally I would want the money questions answered first so I could put deals together and have an idea as to what the fees involved are going to be. If you do find an attorney to work with, get these fees in writing. Some have short memories and forget when it comes time for you to pay them for their services. I hope that this information helps!

I would suggest looking in Deans book for how to talk to an attorney to where you sound like a seasoned investor so they can answer the question with a yes or a no without you explaining it afterwards. If they say NO after you've lead up to your question of if they can help you...Thank them for their time and move on.
