hi everyone! Im new to the DG family and i can honestly say i love what im seeing so far on the site! Now, can anyone help out on where to start exactly, i purchased both the "Profit from real estate right now", and "your town your profits" books. I have absolutely no money as im a single parent and was fired from my job back in march. Having a lot of problems finding work and time is a factor. i have no credit either. Im not tryin to throw a pitty party or anything but if anyone can help out on starting this, well words would never be enough! i have read the numerous success stories on this site, and i can only hope and dream that i can even make a few hundred dollars a month just to get by for me and my son would be more than enough, but i want more, i want to be financially free and in control of my life! sorry for goin off on a rant, but i really wanna do this and start makin some sort of money asap! any help and i would be indebted to you all!

Hey Steven, welcome to the DG family!
Let me start out by telling you that you can do this if you give it 100% and never give up.
I would suggest reading the books twice and highlighting things you feel you will want to look back on for info. Then you can search out most answers to any question you may have on this site. Start building your buyers list and put your team together, You can go out and find a FSBO.
I like finding vacant property because there is no competition for it since its unknown to everyone else. The hard part is finding the owners, but the reward is great if you can lock it up for a great price. Bottom line is if you have a great deal, you will get rid of it. Even if you have a small buyers list you can offer another wholesaler a piece of the pie if they bring you a buyer.

know your area or the area you're going to think about finding properties in
know the trends, demographics, whats going to happen, what used to happen and what you think is happening now
be clear and concise when making a pitch to a potential client; nervousness does not bode well when someone is trying to want to trust you with their money
be truthful. nothing wrong with letting them know you're their first client and even if they have reservations, tell them you will do your best and you also have the resources to get what needs to be done if need be. sometimes it works, sometimes it doesn't
enjoy what you do; everybody does this for the money but if you do not have a genuine care and love for the this, you'll burn out and we might not hear from you again like we have seen so many times before on here. there will be more heavy than light days where you see something tangible. if you can't wieght it out, this is not the biz for you.

Steven your question was where to start. You will probably want to start with assignments. There is no need for money and no credit. You can do this and make probably $1-2 thousand a month minimum. So type in “80 ways to build a buyers list” in the search bar and hit “ENTER” don’t click on the magnifying glass it doesn’t work.

SO read the books thoroughly. that’s first and very important that will give you the education you need. Then you can search on DG.com for answers to your questions. Always feel free to ask a question on here. We will be glad to help. Now build a buyers list, you will need buyers who buy your properties quickly for cash preferably. You want buyers who can close quickly. This info is in the profit right now book. When you can you’ll want to join a reia. A reia is a real estate club. You can meet investor/buyers for your deals and the members you need for your power team there like realtors, lawyers, appraisers, etc… well I hope this helps and gives you some action steps to take. Build your buyers list after reading the books. Type in 80 ways to find Buyers by Jeff Jensen in upper left corner under search. I think this will give you lots of ideas to find buyers.
I'm newbie. Let's say you sign the purchase contract with the seller, and you stick in the and/or assign clause there. Where do you keep the contract? with your attorney?. Now when you find a buyer then you put his/her name on that same contract right ? in the presence of the attorney? How does this work ? Is there another contract with the buyer (the real buyer)? please explain the life cycle of assigning a deal.
