I have actually started getting deals and building my buyers list. Currently I have my first property under contract, have a buyer and will close in early August. Yeah!! I am learning tons from this first sale...because my buyer ended up needing conventional financing!! And then he decided to go w/ FHA!! Oh the pain of it. But I am getting it all worked out and most importantly found a way to make it all work for everyone. I am wholesaling to start w/ and eventually plan to buy/hold some for long term growth. I like wholesaling because I can do it w/ very little money, and that is important right now as I have been out of work for over 2 years.
