i am interested in all 3 areas but most interested in buy and hold for cash flow to replace present income and retire early on. presently, i have not done any yet

i am new inthis business/ my first deal has just been put together. i am having problem with funding. a private money lender is willing to give me 25% of the total sum for down payment but no bank is willing to give me mortgage as they claim that i have no investment in the deal, and also who will occupy first place position in the mortgage? What do i do? Also, when a dealturns out to be on the high side, how do i initiate renegotiation?
