I got this one off RMLS and this is estate sale. Previous people almost got it, but financing went sideways, so after some thinking the trustee decided to sell it.

OK, the address is: 15520 SW Hall Blvd. Tigard, OR 97224 and the price was $220K. I nocked it down to $191, 271.00, and in these days it is a pretty significant, considering all circumstances there.

There will stay the fridge, dishwasher, laundry washer and dryer too, light fixtures. Hardwood is under carpet, the roof is in descant condition, the overall bones are intact for sure. The chimney may need some attention, on the roof. The foundation doesn't have major cracks or so. No basement thaw , but...... the garage is a separate building and it got a full size room there, that can be made in to an ADU easy. The garage roof needs attention for sure, and so does all siding. My estimate is around 15K. The garage doesn't have gas heating and so does the house, it is baseboard heating. Since the building is surrounded by newer buildings, the gas line to run could cost other 7-9K. Overall, to make the house and garage modern and habitable, I estimate, it needs around 35-40K. The ARV value for it can be between 280K-300K easy. The rents in this area, it is hard to fond anything similar in this area, run between $1400-$1600/month, and for this size of the yard and location, it is more likely, can go even up to $1700/month. Then if you keep in mind the ADU unit above the garage, then.........

The property itself got a lot of land and is not right next to the street for sure. There are grown up trees, and the huge field/land across the street, that waits to be developed and then this property will go up in value even more.

By the way, the Taxes for this peace of land and buildings on it is only $1,933K/year, pretty cool in these times, Taxable amount is only $116K.

There is no oil tank, since it is all electrical, there are no worries about that.

The sewer tank is underground, and I talked to the son of this woman, is fine.

I'd sell this property for $5K, Keith. and I put in EM - $1,000. Title company is: First American Title, 9200 SE Sunnybrook Rd. # 400, and escrow officer is Tonya Weaver, ph# 503-659-0069 I've gotten 14 business days to inspect it and another 15 days to close.
