If she is not living in the house you may be able to make a nice offer for her and for you. I don't think she has listed it yet, because she said she has to clean it up first. Sometimes you can just be a realtor and make both of you happy. She is obviously feeling allot of distress, so be the Knight in shinning armor and rescue her. Ask her what she is looking to get and help her out. It will come back to you three fold!!! Pay it forward.
