I have purchased several foreclosures directly at the courthouse steps for cash using established lines of credit. My best advice to you is get your paper where you want to invest and read the legals everyday. I look for mortgages in the legals that are seasoned,(10-15 years old). These would probably not need a short sale as there would probably be equity in the investment. Hope this helps.
