I now have 4 offers (3 verbal, 1 via email) under my belt but none accepted thus far. The feedback is I'm offering too low. I feel much more comfortable submitting offers but I will do more review on proper forms and how to acquire the property once an offer is accepted. I'm in CA and will be wholesaling so need to understand proper methods within my state. About 6 weeks in and more motivated then ever. I only speak on my difficulties to hopefully inspire someone else to not quit. A recent garnishment of wages rendered My dog and I homeless but its temporary. The faster I turn a deal, the faster I fix my situation.

Ok, I think I am close to getting an accepted offer but I need clarification on.. Can I assign my cash deal to another buyer and collect an assignment fee in CA? If not, what about GA, OH, MI, KY, Tenn, AL. I have seen general discussion but no straigt forward answers. This is critical to my exit strategy and a straight answer clarification would be helpful. Each Attorney I've contacted wants money. before discussing Thanks.

I now can find deals but seem to be loosing them to other investors because of the following. The Agent for the seller wants Earnest Money Deposit + Down Payment and to show Proof of Funds when submitting the offer. I have no cash for any of these. How can I navigate through this to do this deal and any others I find? Once I get over this, I'm rolling. Someone please help me with this. Thanks.

I have made lots of progress internally. Not having finances one must overcome your own self doubt before anything. I've taken Dean's advise and started/joined Investment groups. Ive talked "turkey" with financial planners, RE Agents, LOs, CPAs and help my own, learning at the same time. I have yet to successfuly close a deal but I have found a good number of solid deals that other investors have profited from. I therefore know I'm a good finder which is key. Dean has provided me with knowledge that I have used successfuly to do that (thanks Dean). I have added a little of my own enhancements and I am regularly finding deals. I need help locking up properties. I feel I can expidite closing my 1st deal and close many more nationwide with a partner to lock them up. Money is very tight but On pay day I will purchase more training material that I hope will help me overcome not having my own finances(that is my goal). Friends laugh and think I've gone off the deep end but I'm still motivated and believe. I see progress and I believe. Here's to not quiting when things get tough and believing you will succeed.
