Still no calls. Not sure why. Feeling a little discouraged with the bandit sign idea but the alternative is to hunt down sellers which will be more costly both time wise and $$$ wise. Am seriously considering going back to tax sales.

Listened to another TA video and read from some journals. Not much else RE related today. Will be in Lakeland tomorrow so will check out my signs to see if they are still there.

One idea you can try is to call your local HUD office and ask them for a list of approved landlords.
You'll get (if they are helpful enough) a list of landlords (usually in the county) with their names and phone numbers.
When you get the list start calling. I was looking for buyers when I started on my list and found 2 sellers in about the first 6 or so calls.
The list I had had approx 50 landlords on it.
You're bound to hit something sooner or later.

I've started the calling For Rent signs today since I didn't get any responses from my signs yet.
Left a couple of messages so far. Will continue on!

I had left quite a few messages that weren't returned.
But the very first person on the list just called me back, 2 months later, with properties she's dumping.
So you never know!

I realize now that this is not going to be the QUICK fix I was hoping for partly because of the area I live in and the available time I have to devote to it. The "crises" mode in FL is not as bad as people make it out to be. It is only in relatively smaller pockets within the state that people are willing to DUMP their properties. Most are taking a "wait and see" attitude. And Banks are not dumping properties as much as they are in other states. This I'm getting from the long term investors in my REI clubs.
I know that as long as I keep at it, it is going to change for the better. That or I'll be dead so who cares? LOL Smiling
I'm always looking up.
