At first, when building my buyer's list, I had a bit of a moral dilemma with placing ghost ads for a specific property, and then saying that I don't really have the property but find similar properties frequently. Well, while trying to find a buyer for the mobile home I was chasing down, I placed an ad on craigslist. It was very specifically for THAT mobile home. The unit was filled last weekend, so the ad is no longer valid, but people keep emailing me about it! It's funny how I have no problem with leaving that ad up and accepting the emails as possible investor/partners, saying that "the unit has already been taken, but I find similar deals often..."!
On a side note, has anyone heard of (or done themselves) wholesaling or bird-dogging for mobile homes? I'm sort of falling into that category at the moment and am trying to gauge if it's something I want to pursue or not.
