So I didn't make any offers today. But it was still a success because I spent some time in my friend/realtor's office, putting together a list of possible properties to pursue in my area! It seems like a great list, plus, he informs me that he has a property under contract that he is going to let go because he can't build on it. That is, unless one of my "investment club friends" might want it... Umm, yes please!

March 2nd, 2013 | posted by brett_sWell I've been studying with the DG family and coaching program for almost 2 months now. It has been a wild and interesting process to say the least (and I haven't even gotten to do any deals yet!). If you want a real "self-help" program, truly decide to commit to becoming a success in real estate. Your learning process will force you to deal with your "garbage" before you move forward, whether you like it or not. At least that's what happened for me.
South Puget Sound Wholesalers Group

My goal was to create a group for my local area because there wasn't any groups on the site, and there aren't any local REI Clubs (the nearest is Tacoma, which isn't that far away, it's just a totally different market down here). Anybody in the South Puget Sound area (and the Western Washington/Oregon area for that matter)should check it out! It's open to Wholesalers and Investors, as it is meant to be a support system/networking vehicle that matches people up for the purpose of doing some deals and making money! I'm ready to get BUSY out here, anybody with me?

Craigslist Ad
February 14th, 2013 | posted by brett_sAt first, when building my buyer's list, I had a bit of a moral dilemma with placing ghost ads for a specific property, and then saying that I don't really have the property but find similar properties frequently. Well, while trying to find a buyer for the mobile home I was chasing down, I placed an ad on craigslist. It was very specifically for THAT mobile home. The unit was filled last weekend, so the ad is no longer valid, but people keep emailing me about it! It's funny how I have no problem with leaving that ad up and accepting the emails as possible investor/partners, saying that "the unit has already been taken, but I find similar deals often..."!

February 10th, 2013 | posted by brett_sI found a free mobile home on craigslist earlier in the week. The posting was a day old, so I figured it was gone, but I called anyway. It turned out it was still available! So, after figuring out what to do, I rushed down to meet him and check out the mobile. It needs A LOT of work (new roof, sagging ceilings, totally new carpet, previous owner smoked inside, 1 bathroom needs a complete remodel, etc.). It was my first time looking at a mobile home (or any home for that matter), so I was a bit overwhelmed with what to look for to make estimates on repair costs. I dropped the ball in many areas as I forgot to get square footage, get the owner's info to check for back taxes, etc. But, I took about 20 photos.
