FULL SERVICE WHOLESALING

There are so many real estate wholesalers flooding the markets around the country. Over the past 3 years I have seen a huge increase in the amount of people who have jumped in and taken advantage of this quick cash employment position. After all this employment position requires no pre qualification, no application process and the amount of money you can earn in limitless depending on how much you put into it.

So what sets some Wholesalers apart from others? What nitch can you place on your wholesaling business that can make you a dynamic Wholesaler compared to the thousands of ordinary wholesalers that are trying to profit from the same buyers that you are? The good thing is that just as there have been a huge influx of wholesalers there has also been a huge influx of buyers that have hit the market. I have seen a massive amount of activity increase in the RE market over the past three years. I remember having a handful of active buyers when I first started in 2008 and now in 2013 I have over 1500 in my market.

So many Wholesalers are simply sending out emails on properties that they have under contract hoping to get the interest of a buyer. These emails rarely contain anything more than the address and price of a property. This type of limited marketing can often times result in a buyer simply skimming over your email as there is not enough information for them to make a buying decision. An email that looks like this..

INCLUDE LOT'S OF PICTURES!!! We are visual creatures and if we see something that peeks our interest we will investigate it further. By including many pictures of the property you are giving your buyer not only ALL of the information that he needs on a property to make a decision but you are giving him all of the visuals as well.

I am sure that you will agree that the second form of marketing is far more attractive than the first. This will require you to do a little more work on getting information for the property but it is well worth it as you are sure to build a reputation with your buyers for being a "full service Wholesaler" and this type of wholesaler is very desirable among buyers as it saves them time and gives them much more information on the property for them to make a decision.

In order to get this information you must take the following steps on each property.

1.) build a relationship with a local contractor and tell him that you will refer his services to each and every buyer, REI group that you attend etc... if he will give you an estimate of repairs on each property that you get under contract. Often times the contractor will agree to this as you become a walking talking advertisement for his business.

2.) Call local Home Owner Insurance Companies and get their rates. Pass this info off to your buyer with each property.

3.) Build a relationship with a Property Management Company in your area so you can get their rates and be able to confidently pass this info off to your Buy & Hold Buyer.

4.) Have your Real Estate Agent run comps for the rents and ARV and have them readily available for your buyer on each deal.

You need to get your buyer EXCITED about your deal! You need to set yourself aside from all of the other Wholesalers in your market. Don't get the reputation of being just a "Wholesaler" make yourself a "DYNAMIC WHOLESALER"! Your service in your property presentation will set you aside from the rest.

Could possibly at some point in time look into Full Service...

...But I am still working on my 1st deal. I will stick to regular wholesaling. Couldn't find deals from where I am, so yeah.

I read in one of the comments of this weeks weekly wisdom that said being a full service wholesaler seemed like a big waste of time. Well that is quite the contrary and this blog nails it. Thanks for another great tip!
