Try using a Title Company to work with you.
You can do a google search for Title Companies in your Zip Code or ask your friendly Realtor to recommend one that work with their Agency.

MOTIVATED sellers and keep a record of all the info you get. Call on I BUY HOUSES ADS and KEEP all records of conversation. Keep calling attorneys and title agents to get on your team but for sure you can move forward ...?as Ali Safavid says ..... Get busy when things are slow and keep the PIPELINE flowing !!! Don't let ANYTHING stop you from moVing forward. REMEMBER if your not climbing .....?your slipping backwards !!
