Just getting started!

Hello DG family,
I'm just getting started and I must say, I am excited about it! I've read the book & check notes on it every morning and evening, posted my ad & signs, contacted an agent, receiving calls, I have my seller's list and a few on my buyers list, work my comps. Now, I meet with my agent today & a homeowner, my problem is, although I read over the information in the book and read these great blogs, I want to make sure I take the necessary forms. I don't want mess this up!
I do my drive by's (riding by homes on their trash take out day) and notice dead lawn, not trash cans in front of home, note on the door, this is how I found most of my abandoned/bank owned homes. I can do both the bird dog and double close. I'm just a little nervous. I can do it, I know it, failure is certainly not an option and I'm not a quitter. I'm just a bit nervous and wanted to share that. By the way, your blogs with various questions and answers really do help.
