confused

Ok. I went to a conpedators seminar last weekend. The same thing Dean teaches was also the same thing the conpeditor teaches. although I had the oppertunity to accualy continue face to face training with him. I houever did not go due to I work for a bank and I cannot bid on homes that are owned by 3 major banks. It would be considered insider information, even though I work in credit card fraud not mortgage. That is my main dilema and is what is holding me back from jumping in. But I have learned one important thing. I NEED FACE TO FACE TRAINING. I still wish I would have signed up for that 3 day class. If Dean would offer that in my area I would not hesitate to spend $3000.00 to learn from the best. The compeditor deals mostly with flips. I don't want to buy the houses I want to do wholesaling. I also don't have much time during my day unless people are up and ready to work at 3 in the morning.Well in 2 weeks I do have a vacation that i will be spending time with wholesaling. I will be working on a buyers list as soon as I can figure out the magic jack phone. and I do have a realator who is providing me with the houses that fit the criteria of Deans knowlege. of couse no one had replied to the blog I placed about swimming pools I guess that is not important. If anyone was interested, I will keep posting want goes on. and ples ignore the miss spelling.

First time

Hi,
I need help processing this deal I'm working on (actually my first). I have a seller, and I have a buyer that's interested that could provide all the cash without financing. I'm stuck with trying to close the deal with an assignment. I need help specific steps in order in doing so. Do I need a real estate agent, a 'Title Company' involved? Do I lock up with the seller first before anything else transcends, and have him sign the assignment? Then how would I present this to the buyer (with the same contract)? Where do I start, and where can I attain these 'Assignment' contracts to have them at hand? Thanks for reading and your time.
