New Deals

We closed on the long awaited short sale today. Not sure if we will wholesale or fix and flip it.
We closed on our new Up North Cottage yesterday! I (Julie) love this place and won't want to part with it...but it is a great investment and I know we will get another one up there when it is gone. We have been going to this particular lake since our kids were little (about 16 years I think).
We decided to try staging our house that is currently on the market. We'll let you know how that goes..(it looks great)!
We sent out some yellow letters and our phone has been ringing off the wall (phones aren't even on the wall anymore) Smiling I think that we will get a good buy from one of these. We always get a great response from yellow letters.
We are working on a commercial property right now in a great area...could be very lucrative Eye-wink

Wow, I have not been back on this blog for some time. So much has been happening and many deals have come and gone since my last post here. Last Friday we closed on the sale of one of our lease-options. We made one family very happy to become home owners again after loosing their home to foreclosure 3 years ago. We put them into one of our rent-To-own properties and they fixed their credit and got a new mortgage to cash out on this lease option. I don't know what felt better...Seeing their happy faces or mine with the $35,000 end profit:) we also received a positive monthly cash for three years plus the $9500 down payment at the start. This was truly a Win-win deal.

Immediately following the above closing we also closed on the sale of a property we picked up from a bandit sign just a couple weeks ago. We did minimal work and sold it for cash-Total time from our purchase to sale about 2 weeks. Profit was $40,000- this was a nice Friday:)

This Tuesday we closed on the purchase of a property that will be our first deal as area managers for Dean.
Our business continues to grow and we are so thankful we found Dean and this DG Family. We have some really great friends from all over the country that we are so greatful to have.
