Starting work in a new town

I went 80 miles to work a new area. Prices are really down and rentals are in demand.

On the way, I stopped in two Recorder's offices to get names and addresses of CASH buyers in two counties. Took 30 minutes each. Mail will go out tomorrow.

I wanted to see a house for sale that I had gotten calls from by the seller -- he has an agent down there. But she refused to meet me -- asked if I was a SCAM and seemed truculent. Although I answered her questions, she refused to meet with me. Best thing that could have happened. I got on the phone and screened other agents -- several declined to work with me. Montana is not filled with global thinkers! Finally got a good vibe from a pro and we had a great day together. Saw the town, saw 9 houses that were motivated to sell, AND he connected me to a DIRT CHEAP contractor who does everything and always performs well for the agent AND info on a title co that does double closes and may do a DRY double if I serve it up right.

Before I left the town, I put up my bandit signs. Intersections were often all cement, but I got 5 of them plus Wal-mart and the larger grocery stores. On the drive home, I got off the interstate and put up signs at the off ramps. Have gotten 7 calls in 16 hours so far and it is 11:30 am.

All the calls that do not fit my business will be referred to my new agent down there.

It feels good to have turned around a non-starter of a day and hit some home runs. No reason for us to work with surly trolls when we can spend our time with positive-minded friends.
