Effective tactic for building List of buyers

Two RE agents printed out the last 6 months of CASH deals in their areas -- an agent's MLS area is limited, so just one RE agent will not get the job done.

It's good for you to have a website with info about properties that you have landed and will flip for a GREAT price. This way, you will be able to provide YOUR info and entice the Investor (who likely prefers to be private as much as possible) to tell you all about THEIR goals and give you an email address.

Starting work in a new town

I went 80 miles to work a new area. Prices are really down and rentals are in demand.

On the way, I stopped in two Recorder's offices to get names and addresses of CASH buyers in two counties. Took 30 minutes each. Mail will go out tomorrow.

Who Calls on my Bandit Signs

I have used a spreadsheet to track the type of caller who sees my Bandit Signs and calls in. Here are the types of people who call me, with the number assigned as to how many are in that category:

1) people who want to sell their place which likely fits my criteria, but are not motivated to sell really low. (47)
2) real estate agents (14)
3) people who are motivated & the properties fit me (5)
4) people who want to sell a mobile home, etc. (no land) - (4)
5) crank calls (1)
6) zoning officer calls (9)
7) people selling properties that are too high for my criteria (14)

Zoning Officer is putting out the Bounty

I got 2 calls from the Zoning Officer today. And now he has turned my number in to the office that handles business licensing for the city. That person called and instructed me to call her -- to determine if I need a business license. Also, if I do not call her office, then my info will be turned over to the attorney for the city -- that's just a Google Voice # without my name, etc. I already know that I do NOT need a license since my business is not within the city limits.

However, a few RE agents in town know that the signs are mine and I have worked with them in the past. They COULD make the connection for the city if they wanted to shut me down. This has me considering that I ought to change my tactics -- not sure.

Returning calls from Bandit Signs - handling RE Agents and Haters

I am getting TONS of calls from Bandit Signs in MT. With 20 signs out, I get about 15 calls daily. But some of those are HOSTILE callers -- for one reason or another. Here is the scoop on handling this real problem.

1. If you are not able to stop and take notes, let the call go to VM. Use Google voice ONLY. Total anonymity and a great service with tons of features mentioned earlier in my blogs.
