It's no secret in Real Estate you need to be automated. The more automation the better. I believe Dean's latest product even featured a piece on human automation. That's how important it is.
Let talk bird dogs. Bird dogs are people who hunt properties for you and only get paid when YOU get paid. That's a pretty awesome concept in itself. Think about it. They are driving for dollars for YOU! Now I pay my bird dogs 15% of my total profit on a deal. They're exceptionally good though. I have no idea what the going rate is, all I know is it would **** of a real estate agent if they knew how much some of my bird dogs made on deals vs their commission if were sold retail. 
Tip of the day comes in how you find bird dogs, how to find quality bird dogs that are PRE-TRAINED. I can not stress PRE-TRAINED enough. It doesn't get less time consuming and more plug and play then that. I find my bird dogs all on CraigsList. I do a lot of business via CraigsList since I am in an office most of the day and never more than 2 feet away from my iPhone.
You're saying... "Good tip Ben, I had no idea I could find bird dogs on CraigsList" (insert sarcasm). Well that's not the tip. The tip is this little known secret about WHERE to put the ad.
PUT THE AD UNDER LABOR WANTED IN THE GIGS SECTION. Tons upon tons of small time contractors who do handyman fix up work check this section CONSTANTLY hoping to land an odd job for their small business. Most of these guys are already referring properties to people for FREE. The fix and flip market sucks right now so these guys NEED MORE CASH. When you tell one you can make him more money for doing no more work than he is already doing you look like a savior and they are EXCITED to bring you deals. I have one who has his entire crew looking for deals to bring to him so he can bring them to me.
They work in the business too and often their contracts are in neighborhood where other investors are buying.
These guys work for other investors also. You can milk them for cash buyers and know exactly where those buyers purchase.
Another point I would like to make is I've ran into these guys looking for handyman fix ups to buy. Guess who has a huge list of those available for purchase??? ME!!!
It's a no brainer. Incorporate this little tip into your business and you will see massive results.
