i live in penna.i feel more at ease knowing which forms to use and in which order.Should i use official penna. docs. or what? right now i can only afford to do wholesaling and options.please help,as i am scared to approach anyone.

I believe from your bio that you mean you live in Pennsylvania and are wondering if you should use Pennsylvania documents. I would say yes, as far as real estate contracts to make sure you use your Pennsylvania state approved contracts. YOu can get a lot of help via this site, so read all you can. Sounds like you have a good background and therefore may have an easier time getting off the ground. As they say, "do it scared." YOu can do it! Go for it! Tammy

The best thing to do is ask your real estate agent
If they will not, then you can put an offer on a property with contigencies at some point and then you will viola have the access to the state approved contract.
I asked a realtor and they said they could not give me one, because here in Arkansas the contracts have serial numbers, so I gave up for a while. Later I found a new RE agent and he said yes they are numbered with serial numbers but that is not a problem they can account for it in the system, so we got a contract to look over and ask the realtor all the questions needed about the contract. We just in fact talked about the questions we had yesterday.
It is best to go in person and meet a realtor, but don't give up if the first one says no about your investing. Some like working with investors; others not so much.
