May I ask how you are doing with your Tax Lean course? I'm in California and i just attended a Insider's Edge Seminar and i was very interested in this program and all of the bonus items that they were giveing with it but i just could not buy it because i did not have the money.

We are learning the course and how to do tax leans. We have purchased 6 Leans or deeds now and we did get the money back guarantee for the system. We have people that are intrested in purchasing these deeds with us. Would you like to purchse deeds with us to get you started? Will you be looking at deeds or leans in CA or are you intrested in other states? I hear the best counties and friendliest counties are the ones are in AZ That is were we prchased ours. Yes I would like that very much. Can you tell me more about your course that you bought. The one the were selling here in California at the seminar was suppose to give you a list of leans that were for sell and Deans team had already looked them over and told you every thing you neded to know about the property. They also told you to by the lean when it was about 2 months from expiring.

The course is 6 or 8 infomational cds and a book. The course it self does not have the lists however the access to SKW central that you should get with this course has several lists avaiable should be one for each state and county as they come up after the auction sales. I dont know about buying the lean 2 months before they expire not sure i may have missed that point.

You do need to do you diliagence on the porperites you are intrested in. You can get that information of the county website. There are alot of properties that have houses and alot of porperties that are just a piece of street corner. Most county websites will have there lists on them if you know where to look. hope this helps for now. I can give you more info on spacific questions best that i can.

Can You tell me how much this course cost and what fees you might have to pay on a monthly basis.? and if i dont buy the course is there some way you can help me pick out some good properties ?

The cost of the course at the time was $900.00 if you purchased it at the seminar. It is $2,000.00 or $3,000.00 more now. Cost for getting the lists from swk is as i recall $14.99 per month for life.

I would be happy to help you as best i can with my husbands help. What area would you like to look in? I can then do some research in that area for you.

What Area

What Area? Well i dont really know. Some where with a good interest rate on the lien. Maybe you can tell me what might be a good area. You have much more knowledge about inveting in liens than i do. Agin thank you for all your help with this and hopefully i will be able to make enough money with your help to buy the course myself.

Lean percentages

All leans and deeds are a better intrest rate then any bank IRA or even 401k. They range anywhere from 10 to 30 percent intrest from the counties. Each of them will be diffrent. I will have to look through my information on the diffrent counties to tell you the best county. Are you looking for a fast turn around on the leans because the redemption period can be anywhere from 3 months to 3 years.

Turn Around Time

Yes Christa I do want a fast return that way i can continue to reinvest it faster. I'm wondering though does taking a fast turn around lower the intrest rate or does it not affect it any.? By the way I dont think i have told you my name it is Steve and i really do want to thank you for all of your help with this.

I think that depends on the state and county and if the real tax payer pays their taxes after you do say with in 30 days. We had a few that did that. What happens then is the county you paid the $$ for the deed will return that exact amount to you so you can reinvest. We also have some that are gaining intrest now. I will send you a list of states that i have with the return percent and turnaround times.

I see that you have been a member since 2010-08-06 I have tried to chat with a few people on here like i have with you abd on there blog it has a date that is like 3 years ago. Try filling out your profile all the way. More people will respond if they know something about you. Have you tried a PM to them on their dg email? I am not sure if they are not getting your requet or if you are just so new they arent seeing your blog. As for the same blogs show over and over those i think are the ones that get the most respose so they keep coming to the top as far as i can tell. If you want to see something new go check out the left side where it says whats new. This should bring up everything that has been posted in the last several days/ weeks i think. Hope this helps.

Tax deeds

Are you intresed in Commercial or Residental deeds? It appears that TX has the best % on return and the 6 month return is on commercial properties and anywere in between 6 months and 2 years you will find the returns on Residential tax leans and deeds. My husband and i currently have some deeds in AZ. Not the fastest return but still good money on the intrest. This is a highbrid stat for leans and deeds. I am still learning what that means but i think TX has both leans and deeds.

Interest

I think maybe i should start out with residential properties first. I know that the Commercial properties might have a shorter turn around but I dont know how easy it would be to sell if i was to get the property. I talked to someone at dean"s about the course and they said it would cost a couple of thousand because the seminar was over.I alos asked about how to buy buying a lien with only about a month left and they said that SKW Central when it shows a property it also says when the experation date is for the lien. Have you seen that when you look at one of the proerties?

Ok we will look at Residential then. Yes the course is pretty expensive when you dont buy it from a seminar. Thank you for the information on the porperty expiration dates. I guess i havent looked that closely to see about expiration dates when looking at leans. I am still learning things everyday from there so i will see. Maybe i just overlooked that one.

The tax lien course fron dean would be about 3,000. and then to join SKE is about 3,000 plus 100.00 a month after that. Is that what you paid or was it part of your course?

No there was a special deal at the time of the seminar that i think was right around $900 for the course then $14.00 per month for life for ske.

And did you also get the course where you can find people that their homes got sold for back taxes and it sold for more than they owed in taxes and now the county owes them money but cant find them to give it to them and the people dont know they have money coming to them?

No that is a diffrent course through someone else. We have just heard about that one. We are trying to learn that one on our own it seams easy enough.
