Starting my Blog

Okay, so yesterday I listened to Dean's #2 Video and underneath, Andrea said to start a blog on the DG site. So, I'm a good student. I'll do what I am told.

I haven't been doing Dean's program very long. Just went to a freebee the end of July. Then, I signed up for the 3 Day Aug 10 - 12 and the Boots on the Ground Aug 30 - Sep 1.

I've got my 26 yellow signs out now...and I have about 30 more I'm doing tonight for this weekend. I've ordered 100 more 18X24 from BigDaddysSigns.com - $266 for 100 yellow signs with metal posts and free S/H. If you find one for less, let me know!

I was really scared to call the people back who called on the signs. The first guy I called growled at me and I was just hemming and hawing. I didn't know what to say. But I called the hotline and they talked me down from the ledge. Thanks, guys!!! They also did a little role playing with me so that when I finished returning calls, I felt much more confident and at ease.

I really don't know what I was afraid of. But, I'm really glad Dean's team was there for me.

So I'm building the buyers list, but I haven't had any REALLY good hits. Mostly people with no money, no credit, just calling on a whim. Then a handful of wanna-be investors who - again - have no money and no credit, but want to buy and hold or buy, fix, and flip. I told those guys to go get Dean's book! Then there were a couple of guys with money and they wanted ONE property. They buy one, fix it, and then sell it, but it's more like a long term project for them.

I'm planning on going to a real estate investors meeting in a few days. I'm planning on meeting some good prospects there. Building the Buyers List.

In the meantime, finding RE agents has been a real struggle. No one, so far, has given me what I need. I met a really nice guy and his father-in-law at our BOTG. He is a younger guy but actually has a real brain on his shoulders. I kind of feel bad asking him for listings because EVERYONE in our class wanted to work with him. Rightfully so, but I don't want to take advantage of him. I want to make it a win-win, so I have to come up with a way I can help him, too.

Living in Phoenix is a bit scary. It's so saturated with buyers, but I'm sure if I work hard, I'll find something!

Have you designed any flyers to distribute to potential home buyers? I'm looking for some ideas to use to attract people with some credit challenges and a few thousand $s to put down - the Greg Murphy strategy. (I can send you the Greg Murphy strategy if you don't have it).

I am looking for someone to share successes with to help stay accountable, positive and motivated. I liked what Andrea said about how she and her husband hold each other accountable.

Lastly, I watched Ali Safavi's video about the importance of having goals. Have you ever used any business planning software?

As for building a buyer's list, I call 'For Rent' ads. It's high activity but I do find landlords looking for more properties. Ali Safavi had a great idea: Put out a sign that says "3 bedroom, 2 bath home. House full of mold. Must sell." Anyone who calls on that is an investor. I also have a list of buyers who paid cash for their property. I can run the list by zip code (within say 5, 10 or 25 miles of any given zip code) throughout the United States. The list includes the property address as well as the mailing address - which is typically different for investors.

Buyers list

So I got a list of property owners who paid cash for their property within 25 miles of me AND who have a separate mailing address. That would be a typical investor scenario. I just mailed 250 post cards to these people/businesses. Hope the phone rings.

Building a buyer's list

Hi Michelle, enjoy your FL vacation. I lived in Miami-Ft. Lauderdale area for 10 years until hurricane Andrew (1992) fostered a move to Orlando (15 minutes from Disney) - where I lived 15 yrs. I had a water front condo in St. Petersburg and feel like FL will always be my home.

I've added 6 buyers to my buyer's list since sending out the post cards. I will send out another 50 today. Once I get up to about 15 buyers, I will locate properties to offer out.

I've had some success with ghost ads on Craig's list. I've had no traction placing ads on Upillar so I'll stay with Craig's list.
