Sounds like you need to invest in a marketing plan to target off market properties from sellers. Direct mail works good. Click 2 Mail, Vista Print, Cactus Mailing, Sendsations.
Once the sellers call and you have the property under contract, then advertise the property...and the buyers will come out from everywhere if you have it priced right.
