Realtors trying to get me to buy a new house

I've just got my Debt to income ratio together, and finally got pre appoved . I'm lookin to buy a investment property,maybe a good deal on a foreclosure, or something at a good deal that i can maybe put a lil money into and resell when the market goes back up .I,m gonna be using my VA loan .My mind is made up and thats what i'm gonna do, but I'm just curious why would a realtor try and push you to buy a new home. She send me listings daily of what seems like some good deals ,but whenever I request more information about the property she mentions the idea of a new home, Or she has a Builder Rep give me a call . I know new homes have warranties and other advantages ,but im a young single guy looking to make some money . Any suggestions ?

Don't let that realtor try to get you to sign an exclusive contract with her. Maybe she is getting a commission or kickbacks off the new homes she sells for builders. You need to get whatever property you decide to buy at a really good discount since you are an investor. Run comps, see how much in repairs it needs, figure what you want to pocket on the deal, check to see if any back taxes are owed, how much are the yearly taxes, make sure you get a good return on your investment. Be picky since it is your first investment deal. Talk to other local investors at your local real estate investors monthly meetings and get their input on wher to invest. They may have investment properties for you to buy because they understand what you are looking for. Don't tie yourself down to a realtor that does not listen to what you are needing. Find a realtor that is in your best interest, not theirs. Get a realtor that is going to work for you and assist you in whatever listings you request. Yon might even want to ask when seeking a new realtor, if they do any investing or won any investment property.
