Real Estate Agents

Is anyone besides myself working with an Agent that will only put out offers with a $1,000 Earnest Money Check along with a 10% down on every offer?

In our 1 year Contract she put a 2.5% Commission for me to pay her, also in another 3.5% in another offer.

Is my Agent trying to pull the wool over my eyes? I sure feel that way.

I have never worked with an Agent that won't use 1 (one) Template and fill in the information that is needed for each deal.

Am I missing something here? Or Is it that she sences that I am novice to this whole REA stuff?

I just put 50 offers in on Thursday. 1 Earnest Money Check for $500 made out to left blank. She photocopied the same check for each offer. Her commision is paid by the seller, not you.
If she is doing anything else, I suggest you find a different agent.

Thanks Coast To Coast, I do have three attached blank checks that I got from my bank Wells Fargo and she still insists that we have to use them for every deal.

I have two Short Sales that I put offers in on and that I am in first position in, what ever that means.

So far, I also have six more offers in on that are not Short Sales, yet I still had to put 10% down on those as well.

How can I get out of this contract? Will I have to consult my Attorney? I don't want to go to the prison for not having $80k to buy these properties. Again, thanks Coast To Coast.

I cannot tell you what to do if you signed a contract. I suggest you contact one of the coaches here on the DG site and run that by them.

Contacting COACH

Thanks Coast To Coast, I finally had a conversation with COACH. With my job and all, I hardly get a chance to make it home before their out of the office to speak with THEM.

That's why I come running to the family with my unanswered questions. Thanks, all of you guys:o)

I had an appointment with my Agent's husband, we straightened everything out. Coach told me exactly what to do and WHAT A RELEIF!

I was scared!!

What would I do without them? SA/PMI, You Guys Rock! Thanks Eric, Shah, Roy, Mike, Harold, and this is only to name a few. The rest of you, you know who you are.

I am back in the game!

I am still cranking out offers, had a meeting at Subway to discuss my Exclusive Contract with my agent. We've decided that I would keep her, with the agreement that I work with other agents.

I got an offer accepted, and backed out. It was a Fanny Mae and my agent told me that the Seller wanted the 10% down w/in in 24hrs. I had buyers but, by the time I got the message after work, I got scared that if I didn't have it, I would have to pay for the darned thing. Now I have someone willing to take everyone that comes my way,as long as the numbers work.

I have found an agent that invests himself. He owns SF, Multi's, and has purchased several SS of his own. How Cool Is That? He is running a "Hot Sheet" for several of my cash buyers.

He will run both sets of comps, refer me to contractors, lenders, also will walk me through A to Z of what I don't know, gladly, he says. Also, buyers as well!!!

This guy could be my "Starr"- Matts Agent. lol,
