Off I go to build my buyers list.....I might even land a partner! Back to reading the book again related to assigments. Many realtors have told me that they don't do fly here in Utah....well, we will see about that..... Smiling

so, it didn't work. The bank is not interested in letting me assign the contract - they flat out rejected it. They said that I am either a buyer or not. Well, I may have to look at doing a double close......

Yeah, realtors say that everywhere.

I have found more and more in life that when people aren't familiar with how something works themselves, they tend to say, "Well, that won't work here."

I haven't tried it yet....My REA says that sellers will typically reject offers that have assignments in them....thinking I may try one here tomorrow...

Thee auction was a bust....bummer...but I attended the local REI meeting and was contacted by one of the members. He too is just starting out and has a full time job. He doesnt have time to find the properties, meet with contractors and such....He is open to doing a partnership on a property as he does have cash. So the search is on.... Smiling
In addition, my neighbor has a bit of cash in her HELOC that she would like to leverage on a property....I will let her hold the mortgage on the property I find and then pay it off with interest....Man, I love this!!!!
