Still working on this house....

Ok....so it is taking me a lot longer to rehab this house than I expected. I hired a handyman to do some electrical and plumbing for me. He helped us finish our basement last year and he is honest and knows his stuff. Well, he is a bit slow and then was out sick for a week while working on my project. So, what should have taken 6 - 8 weeks is now turning into 12 weeks. But, this is my first one so I can cut myself some slack.

My husband and I are finishing up on paint touch ups, and the rest of the base moldings in the bath's and kitchen/dining area. The granite counter tops should be arriving on Monday and the appliances come the end of next week. Then we complete the backsplash and change out the outlets so they are all white.

So here are my thoughts about my first project:
1) I need a stronger team - one handyman isn't going to cut it.
2) My husband and I did a lot of work in the house and it's exhausting - I will hire out more work next time.
3) time is money and I should have been able to do two projects in the time it took to do this one.

I hope to list the property the end of next week and it should sell fast. I am already starting to look for that next deal....Wish me luck!

it seems that you defined your problem areas and set a course of action. I think it normal to always cost more and take more time, so this should almost be factored in from the beginning. Example estimated time is 6 weeks allow for at least two mos.

Hi Susan,

I'm very new here but from what I am finding out, maybe a little larger client base would give you room to make better speculations on properties. But your determination is highly admirable in my opinion, so never give up the fight!
