Well when it come to financing in Canada we are looking
at the bank a 3-6% interest with 25% down and up to 15% down if you buy lender insurance. So at your bank if you have a 960 credit score what could a outside investor be looking at as interest % and % down and does lender insurance exist in the U.S.(it's insurance that guaranties the lender in any situation his money, the cost is about 1% to 3% of the loan)The Lender will
see 85% finance with insurance as good as 65% finance
without insurance.

Here in Phoenix, AZ we have private financing for Investors and Homeowners and doesn't matter which country they are coming from...

They fund the deals in 3 to 5 days at around 15% interest, fixed up 15 years.

At least 30% down and you are in!

Only an US Tax ID number is required, which can be requested for free at http://www.irs.gov/businesses/small/international/article/0,,id=96696,00...

That is fast it takes min 5 business days here, 15% interest is really high for Canada. Private lender here are between 8-10% with 25% down or 10-12% with 20% down.
I can only assume the risk is higher over there??
If we need a US tax ID I can only assume we will need to file a US Tax return and can we do our own Tax Return Ourself or we need to hire an Accountant.

And you will have to excuse my English it's not my first language.
