Dean, I would like to apply for an area manager? First reason is this. I live in the panhandle of Florida. Just in this month alone there are well over 600 distressed properties in three counties alone. In fact I found in one day just by driving around, over 50 properties with a notice of foreclosure in the window. I think that this is a great area to invest in. I would like the challenge of being an area manager and getting the oportunity to learn and grow my business experince to the next level. So I'm going to be applying for the area manager program in hopes that you will select me. As of right now I have a diamond in the rough for a real estate agent. In fact I'm working with three agents from my area and they are finding me good properties to make offers on.

I am depressed because I just finished my mentorship progam for three days and I ended up becomiming more confused and disappointed than when I started. I have information overload right now. I have hit the proverbial wall so to say and I'm strugling to overcome my feelings of not getting anything done and no experience to accomplish this. It's very hard to deal with knowing that I should be out there making offers on properties. every day that goes by is a missed oportunity. Yet I don't have the experience to make the appraisal on these properties to be be able to offer them to one of my buyers. We here in Florida are in between a speculative market and a buy fix and sell market.

I read the entire book 30 days to cash and when I got to the formula that Matt has described in your book I didn't quite understand it. Is there anyone out there that can help me understand this topic better?
